3. Monthly credit obligations plus proposed  rent amount do not exceed  50% gross verifiable household income.
4. Length of present employment: min of 2 years.
5. Max size of household occupancy: 2 per bedroom.
6. Good/Favorable prior rental reference from verifiable tenancy/prior landlord or proof of prior home ownership (2 yrs).
7. No history of unlawful detainer/eviction, no felony, no bankruptcy, no history of crimes against another person, no drug convictions.
8. No past due balances from utility providers.  (Proposed tenant must possess the ability to secure utility accounts in own name(s) at/prior to move-in)
9. Length of present employment: minimum of 2 years
10. ***Renter’s Insurance is required through the TenantCloud portal and evidence shall be provided prior to move-in as part of our move-in procedures.   (Specifics will be provided for approved applicant(s) as part of a conditional approval issued. ) Approved applicants may tour the property by appointment and those desiring to move forward and rent must comply with all move-in procedures prior to “Move-In Date”.

• Background/Credit Check Fees: $51.00 USD per applicant.
• Deposits:  Holding/Security deposit is due within 48 hours of application approval. Pet Fees, first month’s rent due at move-in.  Failure to pay the holding/security deposit within 48 hours will result in property no longer  being held for applicant.  
• Holding/Security deposit amount: $2200.00 USD.  (Holding deposit will become the security deposit at move-in.)
